Dubai Marina Apartment Rents Lower In November 2009

Declining rent rates in Dubai are stabilizing for both the commercial and residential sectors. A survey by property management company Asteco and the Khaleej Times shows that moving has also slowed down. People are staying put until after the holidays. Most tenant inquires are focused on any area that is not as congested and offered the best rates.

Another trend in this lackluster property market is negotiable rental rates. Landlords are more flexible when it comes to payment terms, as well.

Dubai Marina rates for November show that a studio was renting for between Dh50,000 and Dh60,000. One bedroom unites were the same as for September, at Dh85,000 to Dh120,000. Two and three bedroom flats were Dh120,000 and Dh210,000. These rates were also for Marina Promenade, Downturn Burj Dubai, Emaar Six Towers, and Palm Jumeirah.

Most commercial properties have not seen any adjustment in rental rates, either. Depending on where the property is located, rates ranged from Dh50 to Dh370 per square foot per year. The exception was Jumeirah Lake Towers, which saw rates that fell from between Dh5 and Dh55 per square foot. These trends are expected to continue into the new year.
