Nimer went on to say that when the real estate crisis began in 2008, there were between 30 and 40 apartments that not sold. These units ended up selling for AED800 per square foot!

This was the first outdoor and adventure sports exhibition in the Middle East and it was geared to help promote tourism. The participants and visitors were able to try several different types of outdoor adventures, including a 10-metre climbing wall, paintball, and even scuba diving in a dedicated pool.

Many of the Overseas Promotions Departments were thrilled with the event attendance and they look forward to an even larger even next year. Asteco Property Management has reported that top three areas with the most activity in terms of apartment sales are the Palm Jumeirah, Dubai Marina, and Downtown Burj Dubai. The total number of transactions for November was 48 individual sales. However, this number is rather misleading, as several units were purchased by single investors; therefore the number of units was actually higher.

There were many end users that invested in these areas and most were South Asian, such as Indians and Pakistanis. In most cases, these were cash sales or partial cash sales, such as those who had prequalified for a mortgage, but paid additional case to cover what the mortgage did not.

Better Homes reports that now more than ever, buyers are looking for the best value for their money when it comes to an apartment. Since the last three months have shown little change in prices, there are now more properties that are very well priced.

Dubai Marina rates for November show that a studio was renting for between Dh50,000 and Dh60,000. One bedroom unites were the same as for September, at Dh85,000 to Dh120,000. Two and three bedroom flats were Dh120,000 and Dh210,000. These rates were also for Marina Promenade, Downturn Burj Dubai, Emaar Six Towers, and Palm Jumeirah.

Most commercial properties have not seen any adjustment in rental rates, either. Depending on where the property is located, rates ranged from Dh50 to Dh370 per square foot per year. The exception was Jumeirah Lake Towers, which saw rates that fell from between Dh5 and Dh55 per square foot. These trends are expected to continue into the new year.

Over the last four years, Deluxe Properties has already bought over $98 million work of commercial and residential properties. However, the prices considered by the new fund are not likely to be as strong as those that were offered in previous funds.

The property firm is targeting the most sought after locations and only properties that they can secure for between 30 and 50 percent lower than the original price.

These targeted locations include Dubai Marine, Palm Jumeirah, Jumeirah Lake Towers, Ras Al Khaimah, Jumeriah Beach Residence, Discovery Gardens, and International City. They are not seeking properties at the Palm Jebel Ali, Dubai Sports City, or The World.
